Welche Kosten kann ich als Werbungskosten absetzen?

Wenn Sie eine Immobilie vermieten, können Sie alle Ausgaben, die im Zusammenhang mit der Immobilie entstehen, als Werbungskosten absetzen.

Dazu zählen unter anderem folgende Ausgaben:

  • Grundsteuer
  • Kreditzinsen
  • Abschreibung
  • Versicherungsbeiträge
  • Kosten für Strom, Wasser und Heizung, Abwasser, Müllabfuhr etc.
  • Aufwendungen für Hausmeister und Hausverwaltung
  • Schönheitsreparaturen
  • Kosten für Mobiliar bei möblierter Vermietung
  • Fahrtkosten zur Wohnung

Sie können Nebenkosten, die mit dem Mieter abgerechnet werden, auch als Werbungskosten angeben, wenn diese als Einnahmen in die Steuererklärung einfließen.
